    Architectural drawings, structural calculations and material specifications agreed. We can assist and help with all planning applications and Permitted Development checks, and manage Party Wall matters and Building Regulations submissions on your behalf.

    Groundworks & Structure

    Foundations excavated and poured, drainage connected, structural steelwork installed and brickwork raised to plate level. Building Control inspections at every stage before we move on.

    Roof & Weathertight

    Roof structure, insulation and covering completed to make the extension weathertight. Windows, doors and bi-folds fitted. First fix electrics, plumbing and heating installed before walls are closed.

  5. 05

    Fit-Out & Finishing

    Plastering, second fix electrics, kitchen or bathroom installation, flooring, tiling and full decoration. The existing house is opened up into the new extension with structural openings formed and finished.

Many single storey rear extensions fall under Permitted Development rights, meaning no formal planning application is needed. However, Brighton & Hove has extensive conservation areas and Article 4 directions that remove some of these rights. Two storey extensions, side extensions near boundaries, and properties in conservation areas almost always require a full planning application. We assess this at survey stage and can assist and help with all planning submissions.
A single storey rear extension typically takes 8–12 weeks on site once groundworks begin. A two storey extension usually runs 12–18 weeks depending on specification and complexity. You receive a detailed programme of works before we start so you know exactly what happens and when. We also factor in lead times for steelwork, windows and other long-lead items so there are no delays once we're on site.
Yes. Every extension requires Building Regulations approval — covering foundations, structural design, insulation values, drainage, electrics and ventilation. We manage all Building Regulations applications and coordinate inspections at each stage on your behalf, right through to final completion certificate sign-off.
Yes. Victorian terraces across Brighton and Hove are extremely well suited to rear extensions and side returns — these are among the most common extension types we build. We have extensive experience working with period properties, matching original brickwork, detailing and character where required. Many terrace extensions fall under Permitted Development, though conservation area restrictions may apply.
