    Layouts, structural calculations and specifications agreed in writing. We can assist and help with all planning applications and prior approval submissions, and manage Building Regulations — including liaison with Brighton & Hove City Council and structural engineers.

    Structural Works

    Steelwork, underpinning, floor strengthening, dormer construction or wall removal — the heavy structural work completed and signed off before internal trades begin. Everything inspected and compliant before we close anything up.

It depends on the type of conversion. Many garage and loft conversions fall under Permitted Development rights and don't require a planning application. Basement conversions, commercial to residential and barn conversions typically require full planning permission or prior approval. We assess your specific situation during the free site survey and can assist and help with all planning applications.
Costs vary by type, size and specification. A Velux loft conversion is the most affordable option, while dormer and mansard conversions involve more structural work and cost more. We don't publish guide figures because they'd be misleading for most properties. A standard single garage conversion typically takes 3–4 weeks. More complex projects involving structural alterations, additional plumbing or en-suite bathrooms take longer. Loft conversions generally run 6–10 weeks depending on type and specification. You receive a detailed programme of works before we start so you know exactly what happens and when.
Yes. Almost all property conversions require Building Regulations approval to ensure structural safety, fire protection, insulation, ventilation and drainage meet current standards. This applies to loft conversions, garage conversions, basement conversions and all change-of-use projects. We manage the entire Building Regulations process — applications, inspections and final sign-off — on your behalf.
In many cases, yes. Class MA Permitted Development allows conversion of commercial, business and service use (Class E) to residential dwellings (Class C3) subject to prior approval from the local authority. Conditions include minimum size thresholds, vacancy requirements and flood risk assessments. We can assist and help with the full prior approval application, and manage the complete build process from shell to handover.
